We're looking for a dedicated, passionate, and eager Community Manager to lead The Grove, Kingston's newest rental community.
The Grove is still under construction and is currently in a pre-leasing stage, so you'll be the one who fills it, opens it, and shapes what living here feels like. With future phases planned on the site, the person in this role is getting in at the ground floor of something that will keep growing.

As The Grove is in lease-up, your first few months in the Community Manager position will start with an emphasis on leasing and evolves into full community management:

  • Lease-up and occupancy: Tour the model suite, follow up on every enquiry, convert pre-leases, and drive the building to stabilized occupancy. This is the top priority in year one.
  • Opening the building: Work alongside our construction and development partners on deficiency walkthroughs, suite readiness, and amenity turnover, then coordinate the first wave of resident move-ins.
  • Building the community from scratch: Establish resident programming, communications, and social presence in a building where none of it exists yet — you're setting the tone.
  • Steady-state operations: As occupancy fills, shift into day-to-day management: maintenance coordination, resident service, vendor oversight, and property standards.

Key Responsibilities & Duties

Leasing and marketing

  • Lead all leasing activity: enquiries, tours, applications, screening, and lease execution.
  • Support marketing campaigns, promotions, and social media presence for the community.
  • Conduct market research on local competition, pricing, and amenity trends.

Resident experience

  • Serve as the primary point of contact for residents, responding promptly and professionally to enquiries, concerns, and service requests.
  • Build a strong sense of community through resident engagement, events, and communication.
  • Manage move-in and move-out processes to a high standard.
  • Enforce community policies and lease terms fairly and consistently.

Operations and maintenance

  • Coordinate maintenance activities, unit turnovers, vendor work, and emergency response.
  • Inspect the property regularly to uphold cleanliness, safety, and brand standards.
  • Collaborate with contractors, service providers, and internal teams to ensure quality outcomes.

Administration and performance

  • Maintain accurate resident records, lease documentation, and communication logs in the property management system.
  • Monitor property performance, support Accounts Receivable, and manage expenses within approved budgets.
  • Handle rent arrears, notices, and invoicing promptly and accurately.
  • Represent KEILTY as the community's on-site ambassador with residents, neighbours, and local partners.
  • Perform additional duties and projects as assigned.

What KEILTY is searching for

  • Experience in residential property management, leasing, hospitality, or a comparable service-driven role where you owned customer relationships and outcomes.
  • Genuine comfort with sales and leasing: you enjoy giving tours, following up, and closing.
  • Working knowledge of Ontario's Residential Tenancies Act and Landlord and Tenant Board processes, or the willingness to learn them quickly.
  • Strong written and verbal communication skills, sound judgment, and a solutions-focused mindset.
  • Confidence with property management software and general comfort learning new systems. (We run Entrata. Experience with it is an asset, not a requirement.)
  • The organization to juggle tours, trades, and resident requests in the same afternoon without dropping any of them.
  • A valid Ontario driver's licence and access to a vehicle.
  • Availability for occasional evenings and weekends during lease-up
